Manoir COUTENSON is a beautifully restored Manor House
built around 1790. Extensive delicate restoration over two years
has taken this house to a high standard.
The entrance to the property is through two
imposing electrically operated gates, which open onto a short
sweeping gravelled drive leading to the house. At night the trees
along the drive are floodlit when entering or leaving the property.
Entrance
Large entrance hall with exposed stonewalls, earth fired coloured
floor tiles, beamed ceiling, wall hangings and period furniture.
Main stairway to bedrooms above. Door leading onto rear garden.
Kitchen
Very spacious, stunning kitchen, heavily oak beamed. Large oak
table seats 8/10. All units French style, made of solid quality
oak. The kitchen is fully equipped - washing machine, dishwasher,
microwave, fridge / freezer. All utensils including cutlery and
pots and pans are of good quality. Table and chairs. Window overlooking

Games Room
Built within the walled garden is the games room with Pool table,
darts table games, exercise machines and others children games.
Adjoining this room alongside the abri is the table tennis, then
shower and toilet.
Lounge
Entered via the main hall or directly through double doors from
the garden. The double aspect lounge, measuring 32ft x 17ft has
two fireplaces, one at each end of the room. Decorated in an oak
beamed rustic manner, it is extremely well furnished with numerous
items of French period furniture, table, chairs and rugs throughout.
A recess in the main lounge is stocked with over 100 bottles of
wine from around the region. Each Chateau bottled wine is marked
with its price. We have tried to give a reasonable coverage of

Dining Arrangements
Outside: most of the time you will find yourselves eating outside
under the abri alongside the pool, two large tables seat 16, its
very idealistic, lots of plants, lights all around the walls,
floodlit pool, or just dine by candlelight.
Inside on the right, off the hall, is the more formal dining room,
very well furnished, seating for 16, large open fireplace should
you ever need to use it. This room looks out onto the pool area,
the meadow and woods to the rear of the house.

Ground Floor Bedroom
A very spacious room directly off the far end of the lounge. Door
opening onto rear garden. Although the bathroom/toilet is not
an integral part of this room, it is only two steps outside the
bedroom in the middle lobby. From the entrance of the house to
this bedroom there are no steps and it is therefore suitable for
anyone unable to use the stairs.
Second Hallway / Lobby
This is the middle section of the house with a second stairway
to the second landing upstairs. The lobby is accessed from the
main hall, lounge and downstairs bedroom. There is a separate
toilet in this lobby area useful for more general use.
Tower
Separate entrance directly from the garden. All walls in exposed
original stone, beamed ceiling, well furnished lounge with open
staircase leading to very spacious en-suite bedroom. The tower
rooms are ideal for anyone wishing to have more private accommodation
from the main house. Each room is 17ft x 14ft. Dining table and
chairs for 4.
Bedrooms - Main House
Two separate stairways lead up to 6 lovely bedrooms approached
from two landings. Huge oak beams supporting the main roof structure
have been incorporated into each of these six bedrooms. All bedrooms
are en-suite, fully carpeted and finely furnished. (One bedroom
only has its toilet positioned outside the room, due to plumbing
difficulties).
The main upstairs hallway has a polished floor, lovely rugs, antique
desk and chair with a window overlooking the front garden.
Garden
There is plenty of garden around the house, in all about 4 acres,
laid mostly to lawn with an abundance of shrubs, flowers and trees.
On the right side of the house is a large swimming pool set in
a beautiful walled garden. Within this garden is a large covered
veranda with outside seating for 16 people and a barbecue built
into the wall. This part of the garden is ideal for eating out
on warm evenings and enjoying the pool, which is only a few feet
away.
The land to the rear of the house is laid to lawn, opening onto
a field of over 2 acres which is full of wild meadow flowers and
an abundance of insects from ladybirds to butterflies. The whole
property is fenced.
